Location

One thing to understand about Ano Poli: the streets are narrow and steep, and a car cannot pull up to every door. That is not a defect but the reason the quarter has stayed intact. The area holds protected traditional settlement status, so new construction has to follow the existing fabric. Because it escaped the 1917 fire, Thessaloniki’s Byzantine walls, stone-paved lanes and Ottoman-era buildings are still standing here.

The price is 250,000 euros. The flat is furnished and delivered turnkey. The apartment and the 150 square metre storage unit are on a single title deed.

Why this qualifies for the Golden Visa at 250,000 euros

This property is eligible for the Greek Golden Visa. The eligibility comes from the commercial-to-residential conversion category, and that single fact is what makes the figure work.

Since the 2024 reform the threshold depends on the zone: 800,000 euros in high-demand areas including Thessaloniki and Athens, 400,000 euros across the rest of the country. Conversions from commercial use and restorations of listed buildings sit in a separate category where the threshold stays at 250,000 euros.

Two features of that category apply directly to this flat:

• No minimum floor area. The 120 square metre rule applies only to the 400,000 and 800,000 tiers. At 51 square metres this apartment is not affected.
• No location restriction. The category applies nationwide, so being in Thessaloniki is not an obstacle.

The threshold has to be met with a single property. Because the apartment and the storage unit share one title deed, that condition is satisfied.

The residence permit is issued for five years and renews as long as the property is held. Spouse, children up to 21 and the parents of both spouses can be included. There is no requirement to physically live in Greece.

One restriction to know: a property used in the Golden Visa programme cannot be let for periods shorter than 60 days. Long-term letting is permitted; short-stay platforms are not.
